Janu brings branded homes to the plot beside Wynn on Al Marjan Island

Data as of 30 October 2026. Our figures are asking prices, not sold prices. Launch details are specifications, not prices.
Janu, the sibling brand to Aman within Aman Group, has launched a small collection of branded homes on Al Marjan Island, on the plot directly next to Wynn Al Marjan Island. For a buyer, the question is what that address is likely to mean on price. Our data shows that, across the island, towers closer to Wynn tend to ask more.
This note is part of our guide to off-plan on Al Marjan Island.
The launch
The scheme is a joint venture between Marjan, the island's master developer, and Wynn Resorts. It is their second project together on the island. Marjan announced the groundbreaking, the formal start of construction, in July 2026 and describes the site as sitting "directly adjacent" to the Wynn resort (Marjan, 28 July 2026).
Janu's own residences page sets out the product. There is a 132-key hotel and a 29-storey residential tower. The tower holds 73 homes of one to five bedrooms, from 197 square metres to just under 1,100, with a single five-bedroom duplex penthouse of 1,761 square metres at the top. Five Marina Villas complete the collection. Owners get a private beach and mooring access at Wynn Marina, which takes yachts of up to 85 metres (Janu, residences page, opened 30 October 2026). SCDA Architects designed the scheme.
The page publishes no prices. Sales are by enquiry, a point La Revue des Hôtels (Maxime Fontaine, 29 October 2026) also notes. CairoScene reported the launch on the same day and gives the smallest home as a one-bedroom of 197 square metres. That is about 2,120 sq ft.
Two opening dates
The two partners do not give the same year. Marjan's groundbreaking release of 28 July 2026 says the development is scheduled to open in 2029. Janu's website, opened on 30 October 2026, says 2028.
For a buyer, a gap like this matters. Check the completion date written into the sale contract, not the marketing year. Ask which date the payment plan is tied to, and what the contract says if handover runs late.
What our data shows
Across 74 towers in our 30 October 2026 snapshot, each tower's median asking price per sq ft tends to fall as its distance from Wynn rises. The correlation is r = -0.45 (RAK Radar map). That is a moderate pattern, not a rule. It says towers nearer the resort tend to ask more. It does not say any one tower will.
The same snapshot shows how wide asking prices already are: tower medians run from AED 1,173 to AED 6,275 per sq ft, a spread of about 5.4 times. Nearness to Wynn may be one reason a tower sits high in that range. Brand, beachfront, unit size and finish are others, and our pattern does not separate them. For the island median by bedroom, see our guide to price per sq ft on Al Marjan Island.
What it means for a buyer
- Nearness to Wynn goes with higher asking prices in our data, but not by a fixed amount. A moderate correlation leaves plenty of room for towers near Wynn to ask less than expected, or more.
- Branded, low-volume schemes are hard to compare. With 73 homes, five villas and no published prices, there is little to measure an offer against. Until there is, the best guide is what sellers ask in nearby towers for similar size and bedrooms.
- Specifications are not prices. A launch tells you what will be built. Our figures tell you what sellers are asking today. Keep the two apart when you weigh an off-plan price.
