What is the price per sq ft on Al Marjan Island?
Published 2 November 2026, updated 4 November 2026
Data as of 2 November 2026; coverage figure as of 4 November 2026. Asking prices, not sold prices.
The median asking price on Al Marjan Island is AED 2,494 per sq ft, across 3,131 active sale listings captured on 2 November 2026. By bedroom, medians run from AED 2,363 for a studio to AED 2,732 for a 3-bed, while tower medians range from AED 1,152 to AED 6,275.
By bedroom
Island-wide median asking price per sq ft, 2 November 2026 (RAK Radar island map):
| Unit | AED per sq ft |
|---|---|
| All units | 2,494 |
| Studio | 2,363 |
| 1-bed | 2,413 |
| 2-bed | 2,376 |
| 3-bed | 2,732 |
Studios, 1-beds and 2-beds sit within AED 50 of each other. The step comes at three bedrooms, about AED 350 per sq ft above a 2-bed. For a buyer, that means a 2-bed costs roughly what its extra space suggests over a studio. The premium only starts at three bedrooms. Medians for larger units are on the map.
The tower matters more than the bedroom count
Tower median asking prices across the towers we track run from AED 1,152 to AED 6,275 per sq ft, a spread of about 5.4 times. The gap between bedroom medians is a few hundred dirhams. The gap between towers is several thousand. To judge one asking price, compare it with the same tower and the same bedroom count, not with the island median alone.
How our figure compares with a published one
Reliant Surveyors, a valuation and advisory firm, reports Al Marjan Island sale listings at an average of AED 2,645 per sq ft in Q1 2026 (Ras Al Khaimah Property Market Insights Q1 2026, published 15 May 2026).
Our median is AED 2,494, about 6% lower. Reliant gives its figure alongside its count of sale listings, so it reads as an asking price too, though the page does not state its method. Three differences explain most of the gap:
- Average against median. The dearest towers, up to AED 6,275 per sq ft, pull an average up much more than a median. In a market this wide, an average will usually sit above the median.
- Period. Theirs is January to March. Ours is one morning in early November.
- Sample. Their count is 10,378 listings over the quarter. Ours is 3,131 listings captured on one day, of 3,763 active, so the mix of towers differs.
The two figures agree on the level: sellers on the island ask around AED 2,500 to 2,650 per sq ft. The methods differ too much to read a rise or fall from the gap.
What price growth figures measure
Two firms publish price growth on a different basis:
- CBRE reports RAK apartment prices up 18.0% year on year, emirate-wide, in its RAK Real Estate Market Review H1 2026 (21 September 2026).
- ValuStrat reports Al Marjan Island apartments up 9.4% year on year, on a valuation basis (Ras Al Khaimah Real Estate Review Q2 2026).
ValuStrat's figure is about half of CBRE's because they measure different things: the whole emirate against one island, and different methods. ValuStrat works from valuations. CBRE's public page does not state its basis. Neither is presented as an asking price, so neither should be set against AED 2,494. Use them for direction, not to price a flat.
Official sales figures exist only at emirate level. RAK Municipality recorded AED 228.7m in property sales value across Ras Al Khaimah in August 2026 (RAK Statistics Center, Ras Al Khaimah in August 2026). That is a transaction total, not a price per sq ft.
Is it moving?
In the seven days to 2 November 2026, among 2,543 listings present in both weekly snapshots, 47 sellers cut their asking price and 29 raised it. The median change among those who moved was -2.0%. Most sellers held. One week is not a trend, so we report it weekly.
What it means for a buyer
- Start from the bedroom median, then adjust for the tower. The tower explains far more of the price than the bedroom count.
- Add fees. RAK Municipality charges the buyer 2% of market value on a registered sale (RAK Municipality, Sanad).
- Remember the sample. We capture 82% of portal listings (3,174 of 3,855 on 4 November 2026). The portal caps results, which trims 1-bed and 2-bed counts. That matters more for counts than for medians.
