Not a dashboard. A report, written the way a private bank writes one. Asking prices, inventory, and completion dates for 70+ towers, cross-checked against the RAK RERA project register.

Founding access is AED 1500 a year for the first 50, after you have seen the value.

We count a home as withdrawn once it has been gone two mornings running, and as new only the first time we see it. Price moves compare the same home from one morning to the next. The week row sets the last morning against the one before the week began, so a home that leaves and comes back is not counted twice.
No one else publishes this for Al Marjan. The research houses report quarterly community averages; nobody else follows each home on the island from one week to the next.
A buyer deciding on one unit today cannot see the other homes in the same tower being cut, withdrawn or relisted around them. This is what closes that gap.
Read July's report free, an earlier month, to see what this looks like before deciding on November.
Context only. Al Marjan is this product's asking-price movement. Official registered sales are Ras Al Khaimah emirate totals, not unit sold comps. Dubai and Abu Dhabi sit beside it from official public indices. They are not sold-price comps for Al Marjan and not a second RAK Radar community.
Every tracked tower: developer, construction phase, delivery date, starting price, active listing count.
Asking price per sqm plotted against distance to Wynn Al Marjan: where the premium actually sits today.

Every census project checked against RAK RERA's published off-plan project register.
Free to read. Each note tests published figures against our own asking-price data, with every figure sourced and dated.
RAK Law No. 10 of 2026, read in the Arabic: 30 days to pay, then the developer may cancel and keep up to 40% of the price, never more than you paid.
The island median asking price is AED 2,494 per sq ft. By bedroom, against a tower range of AED 1,152 to 6,275, and set against a published figure.
73 branded homes on the plot beside Wynn, tested against our data: towers nearer the resort tend to ask more per sq ft.
Escrow, payment plans and handover dates under the new law, set against the 63 of 82 tracked projects still being built.
3,872 active sale listings on 6 November 2026, why a published count is 2.7 times larger, and how fast the stock turns over.
If the report is not what this page describes, the purchase is refunded. No argument.
This is the founding rate for the first 50 subscribers. It will rise to AED 3000 for subscribers joining after that. Founding subscribers keep AED 1500 on renewal, for as long as they renew without a gap. Founding ends when 50 seats are taken.
A single off-plan valuation in Ras Al Khaimah typically costs AED 2,500 to 4,000. That is more than a year of RAK Radar, for one unit, once.
After the first 5, white-label starts from AED 10000 per year. Enquire for a custom multi-office arrangement.
EnquireRas Al Khaimah keeps no public register of completed sales. Asking-price movement and withdrawal rates are the only leading indicators anyone has here, and RAK Radar tracks every one of them, snapshot to snapshot.
Registered transactions tell the slower half of the story. RAK Municipality recorded AED 3,192,316,419 across 2,964 registered sales in Ras Al Khaimah in its 2024 to 2025 reporting year, naming Jazeerat Al Marjan the top region by value, with over AED 940m of that in Al Marjan Island alone in 2025, down from over AED 4.0bn the year before. Cited here alongside the report's own asking-price tracking, not reconciled against it. The two measure different things.
Data as of 6 November 2026, 03:16 Asia/Dubai. 3,170 of 3,872 active sale listings (82%) captured. 1-bed and 2-bed truncated by the portal 50-page window. Since yesterday: 10 asking-price cuts, 107 new listings, 111 gone.
Property portals do not keep price history. Once a listing changes or disappears, its old price is gone everywhere, for everyone. A weekly snapshot is the only record of what the market looked like that week; skip a week, and that week is gone for good, even for RAK Radar.
