How many properties are for sale on Al Marjan Island?
Published 6 November 2026
Data as of 6 November 2026. Listings with an asking price, not sales.
On 6 November 2026 the portal we track showed 3,872 active sale listings on Al Marjan Island, and we captured 3,170 of them (82%). The total has dipped lately, and the listings inside it change fast: 439 came on and 490 were withdrawn in the seven days from 31 October to 6 November.
The count today
Active sale listings, Al Marjan Island, 6 November 2026, 03:16 Asia/Dubai (RAK Radar snapshot):
| Measure | Listings |
|---|---|
| On the portal | 3,872 |
| Captured by RAK Radar | 3,170 (82%) |
| New since our previous capture (5 November) | 107 |
| Gone since our previous capture (5 November) | 111 |
In our sample report (data as of 27 September 2026), the same portal showed 4,081. That is 209 fewer listings in just over five weeks, a fall of about 5%. Most of the drop came in the last days of October, after a month in which the total held steady, and the count has edged back up from 3,763 on 2 November. For a buyer, the stock is still large, but it has eased rather than grown.
What another published count says
Reliant Surveyors gives a much larger figure. Its Ras Al Khaimah Property Market Insights Q1 2026, published 15 May 2026, says Al Marjan Island accounted for 55.1% of all Q1 2026 sale listings, 10,378 units, out of 18,828 active sale listings across 31 Ras Al Khaimah communities.
That is about 2.7 times our count. Both figures are listings with an asking price, so the basis is the same. The difference is most likely method:
- Period. Ours is one morning. Theirs covers a quarter. The page does not say whether it counts listings live on one date or every listing live at any point in the quarter. If the second, turnover alone would lift it a long way. As an illustration only, at the rate we measured from 31 October to 6 November, 439 new listings a week, a 13-week quarter would add about 5,700 listings to a standing stock of about 3,900. That was one week; a quieter one would add fewer.
- Sources. We count one portal. The page does not say how many portals or agents it draws on. A combined count includes a flat listed on several portals more than once.
- Timing. Theirs is January to March, ours early November. We have no Q1 count of our own.
Where the two agree is scale: both put the island's sale stock in the thousands. We track only the island, so we cannot test Reliant's share of the emirate.
A listing is not a home
A listing is an advert with an asking price. It is not a sale. Some homes are listed by more than one agent, so the number of separate homes for sale is likely lower.
Our capture also has a ceiling. The portal shows a limited number of results pages for each search, and on Al Marjan Island this trims the 1-bed and 2-bed counts most. Read 3,170 as a floor and 3,872 as the portal's own total.
How fast the stock turns over
In the seven days from 31 October to 6 November 2026:
- 439 new listings appeared.
- 490 listings were withdrawn.
- 24 cut their asking price and 28 raised it. The median change among those that moved was +0.2%.
So about 930 listings came or went in one week. A withdrawn listing is not a sale. It may have sold, been taken down by the seller, or lapsed. We cannot tell which, and Ras Al Khaimah publishes no unit-level register of completed sales.
We count a listing as withdrawn once it has been gone two mornings running, and as new only the first time we see it. That is the same method as the homepage "This week at a glance".
What it means for a buyer
- Ask how a count was made. A one-day count from one portal and a quarterly count from wider sources are both fair. They measure different things, and the second will always be larger.
- Expect choice to refresh. From 31 October to 6 November, 439 new listings arrived. A shortlist from a month ago will be out of date.
- Do not read a steady price as a firm price. Most sellers leave their listed price alone. Compare an asking price with the island median for the same bedroom count.
