No one else publishes this for Al Marjan. The research houses report quarterly community aggregates; nobody else tracks individual listings by identifier across time.

A buyer deciding on one unit today cannot see the other listings in the same tower being cut, withdrawn, or relisted around them. This is what closes that gap.

On the numbers

Ras Al Khaimah keeps no public register of completed sales. Asking-price movement and withdrawal rates are the only leading indicators anyone has here, and RAK Radar tracks every one of them, snapshot to snapshot.

Registered transactions tell the slower half of the story. RAK Municipality recorded AED 3,192,316,419 across 2,964 registered sales in Ras Al Khaimah in its 2024 to 2025 reporting year, naming Jazeerat Al Marjan the top region by value, with over AED 940m of that in Al Marjan Island alone in 2025, down from over AED 4.0bn the year before. Cited here alongside the report's own asking-price tracking, not reconciled against it. The two measure different things.

Latest snapshot: 8 September 2026. 3,276 of 4,177 active sale listings (78%). 1- and 2-bedroom segments are truncated by the portal's 50-page result window.

Property portals do not keep price history. Once a listing changes or disappears, its old price is gone everywhere, for everyone. A weekly snapshot is the only record of what the market looked like that week; skip a week, and that week is gone for good, even for RAK Radar.
